RENOVATION OF THE BUILDINGS OF VIRGEN DEL CARMEN HOUSING DEVELOPMENT, IN A CORUÑA.

Considering the urban planning and building quality of the neighbourhood of Nuestra Señora del Carmen, as well as its preservation degree, it was advisable to proceed to its renovation. Thus, the La Coruña City Council entrusted COTECNO with the undertaking of this project.

The intervention plan considered various aspects that aimed at the building renovation as it is established by the current legislation. It included the sustainability demand, the acoustic and thermal comfort, and the apartment modernization.

The project targets with respect to the structure were the enlargement of the building base, the cleaning up and passivation of the framework and the lining of the lower-ground floor structural elements. Besides, the heating performance and the damp proof of facades and patios were improved, the exterior woodwork was either replaced or new one was laid and the railing material was standardized. 

The roof access was improved so as to allow maintenance, cleaning and the water channelling towards the drains and drainpipes, the free borders were solved and the thermal insulation was improved so as to achieve an even better spreading than it was required.

The entrance and letterbox design and material were standardized and also the damp problems were solved and the finishes were improved. On the other hand, it was considered the installation of a lift with all its implications.

Finally, the existing systems were repaired: the electrical system with the meter centralization and stair well distribution, the water system with meter centralization at the building entrance and roof distribution. The existing drainpipes of the patios were replaced by new PVC ones and the sewers and damaged apartments were fixed. It was also considered that the telecommunication systems had to be in line with the current legislation and also the installation of solar panels in order to reach the minimum solar contribution ACS.
