CONSORTIUM OF THE FREE ZONE OF VIGO.  Detailed Engineering Design and Site Management. Sáez de Oiza Arquitectos.

Coordination of Exclusive Works. In collaboration with AYA Aguirre and Associates. 

The undertaken tasks were, among others:

- Elaboration of the technical specifications for the contracting of the commercial spaces.

- Elaboration of all the specific plans for each of the commercial spaces, including all the services and available service connections.  

- Technical assistance to the tenants of the commercial spaces and their engineers in the elaboration of the implementation studies.

- Elaboration of "A practical guide to the elaboration of interior fitting-out projects”.

- Technical Assistance to the tenants’ engineers in the elaboration of the relevant detailed engineering designs.

- Approval or rejection of the detailed designs following their presentation to the Beneficiary, indicating, if given the case, the detected deficiencies, subsequently including also the relevant „ Approval Document of the Detailed Engineering Design”.

- Control of the tenants observing the terms (follow-up of the requests for licences, authorizations, permits, etc.).

- Elaboration and formalization of the Delivery – Acceptance documents by means of the „Property Delivery Records” and the correction of the deficiencies, if given the case, controlling the correction terms.  

- Control and Coordination of the Exclusive Works, including all related issues to the Occupational Safety and Health (collection of the necessary documents, Records of the Mutual Acceptance of Safety Plans...).

- Definition of access areas to the exclusive works, storage area, necessary auxiliary means and their contracting at the Promoter’s request (service elevators, goods lifts…).

- Definition of the rubble area and the management of the waste generated by the exclusive works, assisting the beneficiary in contracting the specialized company.

- Definition and technical assistance in contracting the minimum services the beneficiary has to offer for a correct exclusive work development (panel boards, water...).

- Final Completed Works Delivery, including the elaboration of the relevant “Records of the Defect Correction of the Completed Works” and, following the correction, the elaboration of the “Final Delivery Records”.

- Follow-up, coordination and check-up of the connection to the public service companies of each tenant (water, electricity, telecommunications...).

- Follow-up, coordination and check-up of the different licences for works, activities, functioning….for each tenant and their obtaining even after the inauguration of the Mall.

- Definition or Technical Assistance to the tenants in defining and/or executing the outdoor exclusive publicity panels (if given the case), coordination of the contracting, execution and activation processes…

- Assistance in obtaining the First Occupation Licence, coordinating all the necessary documentation, accompanying the promoter whenever he requested it, as well as all and any of the municipality representatives, in their visits to the site.
